The challenge
Advertising commercial real estate is a different beast to retail. Six months of roughly three to four enquiries per week fell far short of Harcourts’ target of an average of four sales per month, and the market’s prevalent project delays meant buyers needed trust as much as they needed information.
Our solution
We built the campaign around a database of high-intent, ready-to-purchase leads: price point leveraged in the advertising to pre-qualify owner-occupiers and investors, and timely “construction has commenced” messaging creating urgency while establishing legitimacy in a delay-prone market.
Our multi-channel approach paired Meta prospecting audiences, later seeding custom lookalikes, with branded search targeted between Hope Island and Broadbeach. A conversion-based landing page drew on the property’s key selling features and captured additional profiling data, deepening the audience picture for later messaging and giving sales agents the context to personalise every follow-up.
The results
From the revamped campaign’s November launch: a 400% increase in leads, an average of 20 high-quality prospects per week, a 9.58% first-month conversion rate and 65% of leads profiled. Stronger than anyone anticipated.
