The challenge
Early off-the-plan marketing leans on CGI and positional copy, so conveying the pillars of the brand and the precinct vision carried the whole campaign. The offering spanned studios to three-bedroom apartments from $400,000 to $1,000,000, which meant capturing high-intent leads across a wide audience and qualifying them hard.
Our solution
We leveraged the reputations of Coronation Property and architects Woods Bagot alongside the precinct’s prime location, going to market multi-channel: Facebook built brand awareness with a broad suite of static, animated and video assets mixing positional and retail messaging, while Google captured leads with a more immediate purchase timeline. All traffic landed on a unique conversion page built to control the ecosystem and qualify prospects.
As the project moved through construction phases, we kept evolving: multi-variant landing page testing from October 2021, later returning to A/B splits for more precise scaling, and dynamic hero content personalising the journey from ad to page. Sales team feedback fed straight back into optimisation so inbound volume stayed high-quality.
The results
1,396 leads delivered at a 64% profiling rate and 6% overall conversion, kick-starting the sales process for the precinct and handing Coronation a qualified database before construction began.
From the team
It's been fantastic working so collaboratively with the The Garden and Coronation team to deliver high quality products and lead outcomes. Seeing the strategy evolve with the project has been extremely rewarding.
